Land Use Planning Property Information Application
The Land Use Planning Property Information Application is required when seeking information regarding land use regulations, zoning designations, and any other relevant details about a specific property.
This application process is designed to assist property owners, developers, and other stakeholders in understanding the constraints and opportunities associated with a particular property.
Red River Planning District offers four (4) types of Land Use Planning Property Information Application:
- Zoning Memorandum (Single & Two-Family, All Other),
- Land Use Compliance,
- Certificate of Non-Conformity, and
- Land Use Authority Letter of Concurrence.
These requests may take up to 20 business days for processing.
What do I receive with a Zoning Memorandum?
A written confirmation if a building(s) placement on site is in conformance with current zoning setback requirements.
If the placement on site is not in conformance, a Variance application form will be sent with the mail package, which would need to be returned with payment either by mail or in person.
What do I receive with a Land Use Compliance?
A written confirmation if the current land use on site is in conformance with the current Development Plan, Secondary Plan and Zoning By-Law.
If the current land use on site is a Conditional Use, a Conditional Use application form will be sent with the mail package, which would need to be returned with payment either by mail or in person.
What do I receive with a Certificate of Non-Conformity?
A certificate confirming that the building, parcel, use of land, or intensity of use which does not comply with current zoning by-law was lawfully in existence before the enactment of the current zoning by-law.
What do I receive with a Land Use Authority Letter of Concurrence?
A certificate confirming if the proposal adheres to local policies for Cell Towers.
