Site Development

The Red River Planning District is responsible to ensure the proposed commercial development on the property meet the requirements of the applicable Zoning By-Law. New commercial developments are required to make application for a site development permit prior to any works being started. This application is required to review all zoning aspects of the proposed development aside from the building. Key elements reviewed are parking, setbacks, landscaping, lighting, signage, etc...

We encourage you to submit your application well in advance of your project start date. Exact processing times will be dependent on the complexity of your application and the total number of applications received. Applications for projects that are submitted in the busy construction season (April to September) may take longer to process.
